Buying a home is one of the most significant milestones in life, and Lifstyl Real Estate is here to make your journey smooth and successful.
1. Initial Consultation

Discussion of types of agency and how the Buyer Representation Agreement works. New law requires you to sign a Buyer Representation Agreement prior to viewing homes.
Note: Broker compensation is NOT set by law and will continue to be negotiable.
3. Start Your Home Search
After discussing your wish list, we will select properties that fit your criteria and budget. Next, we will schedule showings. As your guide, I will help identify important details of the home.
5. Contract Negotiation & Acceptance
The offer may be accepted or a counter offer may be made. After negotiations, a contract will be executed and the earnest money will be deposited.
7. Due Diligence Period
This is the time outlined for you to satisfy yourself of the chosen property. All inspections will be at your cost, as well as the appraisal. During this period, if you terminate the contract, your earnest money will be returned to you.
9. Addressing Obstacles
As needed, I will guide you through any additional negotiations resulting from the inspection, title, or appraisal results.
11. Closing on Your New Home
Once the contract & financing contingencies are satisfied, the final loan approval is obtained & documents are sent to the closing officer.
2. Pre-Approval / Proof of Funds
You will need to select & meet with a local mortgage professional for a pre-approval or provide proof of funds for the intended purchase. These will be submitted with your offer.
4. Make an Offer
We will review comparables to the property you selected to prepare a fair offer. Your offer will include a pre-approval letter/proof of funds, earnest money deposit (EMD, typically 1% of purchase price), the seller's disclosure, and the offer documents.
6. Obtain Loan Approval For Your New Home
Returning to your pre-approval letter, it is time to complete your mortgage application through your lender. Your lender will order an appraisal, and the loan will go to underwriting.
8. Title Work
Once a title company is chosen, they will provide a title search to ensure a clean title transfer. This is also the time to consider purchasing owner's title insurance. I will provide options for a title company, with that, a title search and examination will be completed.
10. Final Walk-Through
We will walk through the property right before closing to do one last inspection. Expect the home to be in the same, or better, condition as it was when the offer was accepted.
12. You Did It!... Moving In
Remember to submit the change of address with the postal office, transfer or establish utility services. Enjoy! You are a new home owner!
