Everything you need to know when preparing to sell your home
1. Pricing Your Property
As your realtor, I pride myself in pricing your house to meet current demands. I will come to your house and do a complete walk-through and then we can discuss pricing.
Note: Broker compensation is NOT set by law and will continue to be negotiable.
3. Research Where You'd Like to Live
Now we have hit the fun part! Take the time and research what's out there and where you may like to live. It may be months a way but as your realtor, we can find listings together that may closely match your criteria.
5. Final Review
Now it's time to review the most recent comparables and to create your listing.
7. Making Your Listing Live and Receiving Offers
Once your home is live on the MLS, all your hard work will be noticed. Your listing will make its way from your local MLS, to Zillow, Trulia, Redfin, and other home buying websites (this generally happens quickly, but could take up to 24 hours).
9. We've Received An Offer!
What Happens Now?
You'll have the option to accept and/or counter. Each piece of the offer will be reviewed and we will determine what fits best. In the event we receive multiple offers at once, we'll most likely ask all involved parties to resubmit a "highest and best" offer before a set deadline, and then we'll consider them all at the same time.. Ideally, we will have a signed and executed contract within a few hours!
11. The Appraisal
for his/her lender to order an appraisal for your house. The buyer pays this expense. Its best for you to leave the house during this time (approximately 30 - 60 minutes).
13. Final Walk Through
Several days before our scheduled closing date, the buyer's lender will notify them that their mortgage has been granted final approval and we are CLEAR TO CLOSE. Before closing, the buyer will have their final walk-through. You'll need to have all of your belongings out of the house before closing.

Once we have determined how much you may make from the sale of your house, it's time to find a great lender.
4. Prepare Your House for Listings
be done with your house before it is listed. I will help guide you to make choices in our agreements that will benefit your sale whether it's price, days-on-market, or even creating multiple offers.
6. Professional Photography
When the house is prepared, we'll schedule a time for a photographer to come capture your house so it looks its best in the listing.
8. End Of Week One: Debrief
Our goal is to have 6 -IO showings during the first week. Feedback from showings will help determine if any issues need addressed. If the number of visitors and/ or offers are low the first couple weeks, it may be time to have a conversation about changes in appearance and / or price. Be patient... all it takes is the right buyer and we will work together to make that happen.
10. The Home Inspection Process
responsible for scheduling a home inspection. We need to make sure all appliances are accessible. This includes: attic/crawl spaces, water heaters, HVAC, and electrical boxes.
12. Preparing for Final Walk-Through
After finalizing the inspection request form, appraising the house, and finishing any necessary repairs, it is recommended that you make arrangements for your moving company.
14. Closing & Utility Info
Bring your valid driver's license, all keys and garage door openers to the closing. The closing attorney will arrange to pay the balance of your current loan with the proceeds of the sale and any additional money that may be owed to you will be prepared for disbursement.
